Sellers ask
What do you need from me to list a property?
The current title deed, prior deeds (30 years if available), latest land tax receipt, thandaper extract, encumbrance certificate, a location sketch or survey plan, and for built property the building permit and completion/occupancy certificate. If you have only some of these we help obtain the rest.
My land is in the Data Bank. Can you still sell it?
Yes — as agricultural land, at an agricultural price, with the status disclosed. If you want a higher price, we can assess whether a Form 5 (Data Bank removal) or Form 6 / Form 7 conversion is realistic before you sell, and handle the application.
I live abroad. How does the sale work?
You execute a registered Special Power of Attorney in favour of a trusted person (or us, for specific acts). We handle buyer verification, document sharing, negotiation and registration, and remit proceeds to your NRO account under FEMA rules with a chartered accountant’s certificate.
What is your fee?
A percentage of the sale price agreed in writing before listing, payable on registration. No listing fee.
